Fees and expenses

Lender

Usually lenders charge an arrangement fee, to include valuation and processing and, typically, this will vary from 900 Euros up to 1% of the loan amount.

Land registry

Typically land registry fees for property purchase are in the region of 500 Euros and include provisional registration of acquisition, provisional registration of first legal charge and registration conversions.

Property transfer tax (“IMT”)

Property transfer tax is payable at up to 6,5% of the purchase price and is required to be paid before the property purchase can be completed.

Stamp tax

Stamp Tax is payable at 0,8% of property purchase price and 0,6% of the loan amount, is payable to the notary and is required to be paid before the property purchase can be completed.

Notary

Typically notary fees are in the region of 400 Euros are required to the property purchase can be completed.

Legal

Typically fees charged by a lawyer are expressed as a percentage of property purchase amount and usually range from 1% to 2%.

VAT (“IVA”)

By rule, all professional fees incurred by you in completion of the property purchase are subject to VAT (currently at 20%).
